Closing costs and cash to close are different numbers

Closing costs describe transaction and financing expenses. Cash to close describes the amount you still need to bring after the loan, deposits, credits and adjustments are accounted for. Confusing them can create a last-minute funding problem.

Understand the decision

The CFPB’s Closing Disclosure guide explains how cash to close reflects the overall settlement calculation. Compare the final disclosure with the recent Loan Estimate and ask about changes. Verify funds-transfer instructions through a trusted, independently confirmed contact before sending money.

What to do next

  1. Review the down payment, costs, deposits and credits separately.
  2. Check the final amount against available documented funds.
  3. Resolve unexplained changes before authorizing a transfer.

Watch out for

Counting the earnest-money deposit as both already paid and still due overstates the remaining amount. The reverse error can leave you short at closing.

Can a seller credit cover everything?

Loan-program and transaction rules can limit credits and their uses. Ask the lender and settlement professional to confirm the actual treatment.
