Compare mortgage offers using the Loan Estimate

A mortgage offer needs more than an advertised interest rate. The Loan Estimate organizes loan terms, payment estimates and closing costs so you can compare offers on a more consistent basis.

Understand the decision

The CFPB recommends obtaining multiple Loan Estimates and checking whether each matches what you requested. Keep loan amount, loan type, lock assumptions and timing comparable. Examine origination charges, points, credits and estimated cash to close. A lower rate may involve a larger upfront cost.

What to do next

  1. Request written estimates on comparable terms.
  2. Compare upfront charges and full payment components.
  3. Ask the lender to explain any mismatch in assumptions.

Watch out for

Comparing a rate with points against one without points can make one quote seem better than it is. Record both the upfront price and the ongoing payment.

Is principal and interest the whole housing payment?

No. Taxes, insurance, mortgage insurance, association dues and other expenses may also apply; some may be paid separately.
