Rent or buy: compare total costs and flexibility
The rent-or-buy decision involves more than comparing rent with a mortgage payment. Homeownership includes cash commitments, maintenance and transaction costs; renting can provide flexibility but may expose you to future rent changes.
Understand the decision
Build two scenarios over the same expected stay. Include the owner’s taxes, insurance, association dues, maintenance, purchase costs and eventual sale costs. Separate principal repayment from expenses when evaluating wealth, while still including it in monthly cash needs. Avoid treating uncertain appreciation as guaranteed income.
What to do next
- Choose the same time horizon for both scenarios.
- Include upfront and exit costs.
- Test a flat home price and an unexpected repair.
Watch out for
Assuming every ownership dollar is wasted or every rent dollar is wasted oversimplifies the comparison. Each option buys housing services and involves different risks and flexibility.
Is there a universal number of years when buying wins?
No. Prices, financing, taxes, maintenance, selling costs and alternative returns vary by household and market.
