Mortgage points: calculate a first-pass break-even

Discount points are an upfront cost exchanged for a lower rate in a particular loan offer. The useful question is whether the extra cost is likely to be recovered during the time you expect to keep that loan.

Understand the decision

Compare actual written offers rather than assuming a standard rate reduction per point. Divide the additional upfront cost by the monthly payment reduction for a simple break-even estimate. Then consider refinancing plans, sale timing, remaining loan balances and the value of keeping cash available.

What to do next

  1. Obtain the same-day offer with and without points.
  2. Calculate the incremental cost and payment difference.
  3. Check whether paying points weakens your cash reserve.

Watch out for

A lower payment can be appealing while the upfront cost is easy to overlook. Do not spend your entire repair reserve merely to reach a lower advertised rate.

Are points always worth it for a long stay?

No. Terms, future refinancing, cash needs, taxes and alternative uses of funds affect the result. Use an individualized comparison.
